Anyone Can Drop In a New AC — Almost Nobody Does It Right: The Permit, Line-Set and Airflow Steps That Separate a 15-Year Install From a 7-Year One

Two Cape Coral homeowners buy the same 16-SEER system from the same manufacturer in the same month. One of them is still running it in 2041. The other is shopping for a replacement in 2033.

Same equipment. Same warranty paperwork. The difference was decided in the eight hours it took to put the thing in.

Air conditioning equipment is remarkably standardized — a condenser from one major brand is not meaningfully more durable than a comparable unit from another. What is not standardized is installation. And in a climate that runs a system nine to eleven months a year, the compounding effect of an install done properly versus one done quickly is measured in years of equipment life.

Here's what separates the two.

The permit is not paperwork — it's the second set of eyes

A replacement system in Lee County requires a permit and an inspection. It is not optional, and skipping it is one of the clearest signals you're dealing with the wrong installer.

The permit matters for reasons beyond compliance:

  • An inspector verifies the work. Disconnect sizing, wire gauge, breaker rating, condensate termination, equipment pad, hurricane tie-downs. A second professional confirms it was done correctly.
  • Manufacturer warranties assume code-compliant installation. When a compressor fails at year six and the manufacturer investigates, an unpermitted install gives them a straightforward denial.
  • Homeowners insurance can take the same position after a related loss.
  • It surfaces at closing. Open or missing permits on a major system turn up in the title search and become the buyer's negotiating leverage.

A permitted install costs a bit more and takes a bit longer. It's the cheapest insurance in the entire project.

The line set: the single biggest predictor of a short compressor life

The refrigerant lines running between your indoor coil and outdoor condenser are where most premature failures are born, and where the most corners get cut.

Reusing the existing line set. Sometimes acceptable, often not. If the old system used R-22, residual mineral oil is left in those lines and it is not compatible with the POE oil in modern R-410A systems. That contamination degrades lubrication and takes compressors out early. If the previous compressor failed catastrophically — a "burnout" — acid and metal particulate are in the line set, and reusing it puts that debris straight into a brand-new compressor. Lines can sometimes be flushed. Frequently the right answer is new copper.

Brazing without a nitrogen purge. When copper is heated in open air, the inside surface oxidizes and forms flakes of copper oxide. Those flakes travel with the refrigerant and lodge in the metering device and compressor. Flowing dry nitrogen through the line while brazing prevents it entirely. It takes a nitrogen tank, a regulator, and about two extra minutes per joint. A hurried installer skips it, the system runs fine for four years, and then the restriction shows up as a failure that looks like bad luck.

Skipping the deep vacuum. Before charging, air and moisture must be pulled out of the system — down to roughly 500 microns, verified with a micron gauge, and holding steady after the pump is isolated. Moisture inside a refrigerant circuit forms acid, and acid eats the compressor's motor windings from the inside. An installer who runs the pump for ten minutes and calls it done has already shortened the life of your system, and nothing about the first summer will tell you.

Charging by feel instead of by weight and measurement. The correct charge is calculated from the manufacturer's specification plus line length, then verified by superheat or subcooling depending on the metering device. Both overcharge and undercharge cost you efficiency and compressor life.

Airflow: the half of the system nobody sells you

You bought a tonnage rating. What you actually get is whatever the ductwork lets the system deliver.

An outstanding condenser attached to undersized or leaky ducts will underperform a modest system attached to good ones, every time. A proper installation includes:

  • A load calculation, not a rule of thumb. Square footage alone doesn't determine tonnage. Insulation, window area and orientation, ceiling height, and duct condition all matter. Oversizing is the most common error in Florida: an oversized system satisfies the thermostat quickly, shuts off before it has removed the humidity, and leaves you with a house that's 74 degrees and clammy. Short cycling also wears the compressor faster than long runtimes do.
  • Duct inspection and sealing. Leaky ducts in a Cape Coral attic are pushing conditioned air into a 130-degree space and pulling humid attic air into your return. Mastic on the joints at replacement time is inexpensive and immediately effective.
  • Return air sizing. Undersized returns are extremely common in older homes and starve the system. Restricted airflow across the indoor coil drops coil temperature, and a coil running too cold freezes — which is why so many "low on refrigerant" calls turn out to be an airflow problem.
  • Proper static pressure measurement. Measuring external static pressure after installation tells you whether the blower is fighting the duct system. It takes a few minutes and it's the difference between a system that's installed and a system that's commissioned.

The Cape Coral details

A few things matter more here than they would elsewhere:

  • Hurricane tie-downs. Required by code, and the anchoring method must be appropriate for the pad. This is exactly what an inspector checks.
  • Salt air. Closer to the water, coil coatings and corrosion-resistant hardware materially extend equipment life.
  • Condensate management. Running an AC nearly year-round means near-constant condensate. Proper slope, a correctly built trap, a secondary drain pan with a float switch, and a clear termination point prevent the ceiling stain that shows up three years later.
  • Surge protection at the condenser. Florida leads the country in lightning strikes, and modern systems are full of electronics. A condenser-side surge protector costs far less than one control board.

What to ask before you sign

You don't need to know how to braze copper. You need to know which questions produce revealing answers:

  1. Are you pulling a permit, and is the inspection included in this price?
  2. Are you reusing my existing line set? If yes, why is that appropriate here?
  3. Do you nitrogen-purge while brazing?
  4. What micron level do you pull the system down to, and do you verify it with a gauge?
  5. Did you perform a load calculation, or is this sized off the old unit?
  6. Will you measure static pressure and check my ductwork and returns?
  7. What's included in the labor warranty, and for how long?

An installer who answers these confidently is telling you exactly what you want to hear. An installer who gets vague or dismissive is telling you something too.

The cheapest quote in your stack is almost always the one skipping steps on this list. Those steps are invisible on installation day and completely decisive by year eight.
