
Hurricane Season and Your AC: How to Protect Your Outdoor Unit Before a Storm Hits Cape Coral
Your outdoor AC unit is the most exposed, most expensive piece of equipment on your property, and it sits outside for every storm that comes through Cape Coral. Most homeowners think about it for the first time when the power comes back on and the house does not cool down.
There is a short list of things worth doing before a storm and a short list worth checking after. Neither takes long. Both can be the difference between a system that keeps running and a compressor replacement in the middle of August.
Before the storm: what actually protects the unit
Clear the area around it. The single biggest threat to a condenser in a hurricane is not wind — it is what the wind picks up. Loose lawn furniture, planters, grill covers, palm fronds, and yard debris become projectiles that bend fins and puncture the coil. Give the unit at least two feet of clearance on all sides and remove everything within throwing distance.
Verify it is strapped down. Florida code requires outdoor units to be anchored to the pad. If your system is older, or if it was replaced by someone who cut corners, the straps may be missing, corroded through, or attached to a pad that has settled and cracked. Look at yours. If you can rock the unit at all, that needs attention before the next named storm.
Do not wrap it in plastic. This is the most common well-intentioned mistake we see. A tarp or plastic sheeting traps moisture against the coil and cabinet and accelerates the corrosion our coastal air is already causing. If you want to cover the top surface against falling debris, use a manufacturer-approved cover on the top only, and only when the system is off.
Turn the system off at the breaker before landfall. Not just at the thermostat. Cut power at the disconnect and at the breaker panel. Grid instability during a storm — brownouts, surges, and the surge when power is restored — is a far more common killer of compressors and control boards than water is. A shut-off unit cannot be damaged by a surge.
Pre-cool the house first
If you know a storm is coming and the power is likely to go, run the house cooler than normal for several hours beforehand, then shut down. Drop it to 72 or so. A well-sealed home holds that for a while, and it buys you comfortable hours after the outage starts.
Do the same with humidity. Running the system hard before shutdown pulls moisture out of the house and out of the furnishings, which slows how fast things get muggy and moldy while the power is out.
After the storm: check before you flip the breaker
This is the part people skip, and it is the part that costs money. Do not restore power to the system until you have looked at four things.
- Standing water. If the unit was submerged — even briefly — do not turn it on. Water in the electrical components and the compressor will cause a hard failure the moment it energizes. That system needs to be inspected first.
- Physical damage. Walk around the condenser. Look for dents in the cabinet, crushed or flattened coil fins, a bent fan guard, or anything leaning against it. Debris pressed into the coil restricts airflow, and restricted airflow is how compressors overheat.
- The refrigerant lines. Follow the two copper lines from the unit to the house. Look for kinks, separation at the connections, or damaged insulation. A line strike from flying debris means you have lost charge, and running the system that way damages it further.
- The pad and the straps. Did the unit shift? Is it still level? A condenser that has moved may have stressed the line set even if the lines look intact from a distance.
If everything looks clean, restore power at the breaker and let the unit sit powered but off for a bit before calling for cooling. Modern systems have crankcase heaters that need time to work before the compressor starts, particularly after an extended outage.
The salt-air problem nobody warns you about
Storm season and coastal corrosion compound each other. Salt spray driven inland during a storm coats the condenser coil, and then it sits there. Over a few seasons that is what turns a 15-year unit into a 10-year unit in Cape Coral and along the Fort Myers coast.
Rinse the outdoor coil with fresh water after any storm that pushed salt air your way — power off, garden hose, low pressure, top to bottom. No pressure washer. It takes ten minutes and it measurably extends the life of the equipment.
When to call instead of guessing
Call us before you run it if the unit was underwater, if you see damaged refrigerant lines, if the fan will not spin freely by hand, if the unit hums but does not start, or if it runs but the house never cools down. Those are not wait-and-see symptoms — running a system through any of them turns a repair into a replacement.
